Note: In December 2024, Waipuna condo owners voted for a 25-year special loan assessment to pay for the upcoming building repiping improvement project. Depending on the unit size, the special assessment will add about $300 to $400 to the monthly maintenance fee for the average 2-bedroom condo unit.
Waipuna is a classic, well-maintained condo with, historically, relatively low maintenance fees. Most units are fee simple with just a few leasehold units. The majority of the units come with one parking stall, but some include two stalls. The garage has a decent number of guest parking, which isn’t that common in Waikiki. This building has 24-hour security and visitors are required to register at the security desk.
The majority of units are 2 bedrooms just under $1,000 sq ft and the 3 bedrooms (typically 2 x 3 bedroom units per floow) are about 1,250 sq ft. All units have a large very usable and nice lanai (balcony) and most overlook a beautiful large pond where ducks are swimming.
The top 3 floors, considered the penthouse floors, house the larges units, which measure between 1,600 and 2,500 sq ft and feature incredibly large lanais (in the 400 – 800 sq ft range).
Waipuna is set back a bit away from busy Kalakaua Ave, making it feel somewhat more peaceful and quiet. Location is great, in between central Waikiki (with all shops and restaurants) and Ala Moana Shopping Center.
