Peninsula at Hawaii Kai single family homes include: 1.) Executive Residences (ER), 2.) Carriage Ways (CW) and 3.) The Cottages (CO), at least the few that are detached.
The Peninsula at Hawaii Kai was developed in two different phases, Parcel I (A) Makai, and Parcel II (B) Mauka, the smaller of the two across the street, north of Wailua St.
The two parcels have some noticeable differences between each other, but both were developed between 2002 and 2005 by local developer Stanford Carr as a master planned residential community with a combined whopping 630 total housing units.
Parcel I (A) Makai, the official address is 520 Lunalilo Home Rd, consists of a huge man made peninsula finger that protrudes deep into the Hawaii Kai Marina in a southwesterly direction, surrounded by water on three sides. Parcel I is gated and accessible through the Lunalilo Home Rd front gate and the Wailua St back gate. A total of 537 units, the majority of the 630 total Peninsula housing units, is located within gated Parcel I, offering five different types of housing options from detached single family homes to townhomes and 4-story condo buildings. Parcel I also includes the greater range of floor plans, 23 total, ranging from 1 to 4 BR.
Parcel II (B) Mauka, the official address is 580 Lunalilo Home Rd, is located across Wailua St and was the final phase to be finished in 2005. This section of the Peninsula at Hawaii Kai is not gated and accessible from both Lunalilo Home Rd and Wailua St. Parcel II includes a total of 93 housing units, limited to only two townhouse type condo options: ‘The Cottages’, 58 of them, and ‘The Villas’, 35 of them, with a combined total of 13 different 2BR and 3 BR floor plans.

1.) Executive Residences (ER) – The creme de la creme of Hawaii Kai’s marina front homes. These are very rare, there are only 27 of these 2-story homes with interior living space ranging between 2,145 to 2,663 sq ft. all directly on the marina with lot sizes ranging between 5,000 and 7,000 sq ft.
Three different Executive Residences floor plans are available in a few different exterior finishes, e.g the Craftsman style with stone accents. Many of these impressive residences have private boat docks so your urge to get on the water can be fulfilled in seconds. These homes are found along the northwestern shore, all the way to the most western (Makai) tip of the peninsula finger.
2.) Carriage Ways (CW) – These charming 2-story detached single family homes offer a Hawaiian style front porch and are arranged with a central back alley between the 2 rows of them to reach your 2 car enclosed garage. Sit on your front porch to enjoy the day under shade or lounge under the high ceilings indoors. You even have a small side yard included in the bargain.
Three different Carriage Ways floor plans are available ranging between 1,861 and 2,330 sq ft interior area. These homes are considered detached Zero-Lot-Line single family homes, means they only have a usable yard on one side of the house. Carriage Ways lot sizes range between 3,600 and 5,400 sq ft.
All 69 Carriage Ways homes are positioned along the center and make up the spine of the Parcel I peninsula.
3.) The Cottages (CO) – Most of these are 2 story and attached in small cluster groupings of 2 to 4 units with a central shared driveway to access the garages. Popular floor plan #3 out of a total of six different available floor plans is the rare exception being the only single level Cottage floor plan. All Cottages have an enclosed double garage, except floor plan #1 being the lone layout with a single car garage.
Only nine of the 123 total Cottages are detached which make these special and uniquely popular. 8 of them can be found scattered throughout the gated Parcel I and one of them sits at the Wailua St entrance to Parcel II.
Because the majority of Cottages are attached, we generally refer to them as townhouse style condos, rather than single family homes.
Six available 3 BR floor plans range between 1,548 and 1,726 sq ft interior living space.
Most of the 123 Cottages are clustered in the prefered location along the marina’s edge next to the Executive Residences in Parcel I, while 58 of them are located in Parcel II, here mainly located along the road.
One element that residents love about the Cottages are the private fenced back yards that are perfect for weekend barbecues or for your family dog to make their own. It goes without saying that the most popular Cottages are the few lucky ones directly facing the marina.
4.) The Villas (V) - The Villa townhomes are found in 5 cluster groups within gated Parcel I, as well as 3 additional cluster groupings in Parcel II. Each cluster grouping consists of 9 to 12 attached 2-story townhomes surrounding a central shared courtyard which serves to access each Villa’s attached enclosed garage. The Villas offer a popular townhouse lifestyle where visitors are greeted with an inviting small front porch and entry door, surrounded by nicely manicured lawns around the outside of each cluster. The attached enclosed garage is accessible through the shared interior courtyard.
The Villas are a little smaller than the Cottages, and they also don’t have the private fenced back yard.
Available are 7 different 2-story floor plans as small as 2BR, 2BA with 1,038 sq ft interior living area and a single garage, all the way up to 3BR, 3BA with 1,680 sq ft interior living area and an enclosed double garage.
5 out of the total 8 clusters are located along the Hawaii Kai marina offering some nice refreshing water views.
5.) The Colony – Making up the majority of the 630 total Peninsula residences, The Colony contains 318 condo units spread out over 3 groupings of two 4-story condo towers. Each 4-story tower features a landscaped center courtyard with water feature.
Building #6 (formerly known as Building One) makes up the first grouping of two towers that is located closest to the marina, west of the Colony pool.
All condo unit numbers in this two tower grouping start with the number #6. The following digit represents the floor #, and the last double digit represents the unit #.
There are 12 units per floor in each tower of Bldg #6 for a combined total of 24 units per floor.
Building #7 (formerly known as Building Two) makes up the second grouping of two towers that is located along Lunalilo Home Rd, east of the Colony pool.
All condo unit numbers in this two tower grouping start with the number #7.
There are 14 units per floor in each tower of Bldg #7 for a combined total of 28 units per floor.
Bldg #6 and Bldg #7 combined were in the original final public report referred to as ‘Peninsula at Hawaii Kai - Project III’.
Building #8 (formerly known as Building Three) makes up the third and final grouping of two towers that is located in the north eastern corner of gated Parcel I, along Wailua St and at the corner with Lunalilo Home Rd.
All condo unit numbers in this two tower grouping start with the number #8.
There are 14 units per floor in each tower of Bldg #8 for a combined total of 28 units per floor.
Building #8 was actually an afterthought. The original master plan showed additional clusters of The Villas at this location. Due to strong demand and a hot real estate market at the time, the developer opted to build the higher density 4-story Colony Bldg #8 in lieu of the lower density Villas.
Bldg #8 was in the original final public report referred to as ‘Peninsula at Hawaii Kai - Project IV’.
NOTE: The Colony unit numbering can be confusing. Here is an example to clarify the unit numbers in the Colony: Unit #8428, is in Building #8, on the #4 floor (top penthouse level), located in the #28 stack of the building.
The Colony features a unique architectural style reminiscent of San Francisco. 9’ tall ceilings and modern amenities make the Colony a popular choice for condo buyers in Hawaii Kai.
There are basically three location categories within the Colony, here, in order of popularity and value:
- Marina view units, away from the main surrounding streets.
- Interior units, no marina views but quiet, away from the main surrounding streets.
- Street facing units, not as quiet, but therefore often more affordable.
Keep in mind that all units feature double pane vinyl windows, regardless of their location within the project.
Available are 4 different Colony floor plans, from 1BR, some of the largest 1BR condos on Oahu with 904 sq ft interior, to the popular 3BR corner unit with 1,457 sq ft interior living space. All Colony units feature large usable lanais and assigned covered secured parking hidden underneath the buildings.
The Colony project is surrounded by rich vegetation and green lawns as well.
Plenty guest parking is available between the three tower groupings and along the Peninsula interior streets.
More about the Peninsula at Hawaii Kai It should be noted that many of the Peninsula’s amenities are located within the gated Parcel I, but those in Parcel II can use them freely. For those residing in the 4-story ‘Colony’, they enjoy double the pleasure. ‘Colony’ residents may use the main Peninsula pool, 24-hour (!) gym and all other amenities, but also their own exclusive ‘Colony’ swimming pool, hot tub and BBQ pavilion, which is theirs, and theirs alone, to use, though.
Views do vary, from the window on the water that the Executive Residences enjoy to the mountain and beautifully landscaped garden vistas that are all around.
The subdivision also features a gorgeous promenade walkway, a jogging path, sprawling lawns, and 10 community boat docks, currently available via waitlist.
The exclusivity of a place like this is a given, so the units sell quickly once on the market. The opportunity to live on land surrounded by water on three sides, combined with the easy proximity to shopping at Koko Marina, Hawaii Kai Town Centre and the large helpings of Costco, make this a prime location without the intrusion of urban concrete or noise.
