Muse Honolulu is a new luxury condo coming to Honolulu's fast growing neighborhood of
Ala Moana.
The project will have 315 units - 39 Studios, 135 1BR, 107 2B, 39 3BR - with four distinct types of residences:

Townhomes (6): Two-story residences with private yard, featuring double ceiling heights in the living area (20+ ft). Located on the 7th and 8th floor.

Urban Lofts (72): High ceilings and exposed concrete are unique features of these units. Located on the 9th to 14th floor.

Tower Residences (227): Stylish residences with great views. Located on the 15th to 37th Floor. 9 to 12 units per floor, depending on the floor.

Penthouse Residences (10): Boasting the most incredible views, larger floor plans and 10 ft ceiling heights. Located on the 38th to 39th floor - the top 2 floors. 5 units per floor.
Muse Honolulu is a very unique project with a wide range of units - both in terms of sizes and design types - including studios up to 550 sf, 1BR up to 800 sf, large 2BR + Den with more than 1,500 sf and the largest 3BR around 2,800 sf. All units will have a balcony - many will be Juliet style - and the 15th floor, only, will boast some 2 and 3BR units that have close to 400 sf of lanai space! Ceiling heights are generous, built out wall to wall in the 9 to 10 ft range.
All residences will have wood flooring in living area and kitchen with carpet in bedrooms, with option to upgrade to wood flooring in bedrooms too. Only the 3BR's will come with wood flooring in the bedrooms and a wine fridge, as part of the standard package. All units are expected to have kitchen appliances from
Wolf Appliances with Sub-Zero fridge, Wolf ovens and Cove dishwasher. The project will also be offering various unit upgrade options.
Muse will include 256 bicycle stalls, 433 residential car parking stalls, 33 commercial parking stalls and 6 car-sharing stalls; the ladder being offered in 3 tandem stalls on the ground level. The idea is to encourage owners and members of the community to utilize the service in lieu of their own car.
The ground level will have the residential lobby and be home some commercial space. Kapiolani Blvd side will have a residential pedestrian-only entry and the porte cochere and main residential lobby front front the quieter
Makaloa Street.
The 2nd through 6th floor will be the parking floors and the 7th floor will be the amenity deck plus have some townhomes. The residential units will be located from the 7th through 39th floor and on the 40th floor there will be an outdoor view recreation deck.
Location
Prime location along Kapiolani Blvd at
1538 Kapiolani Blvd, which is a 0.92 acre lot and previously was the home to
Sky Ala Moana's showroom, restaurants and a bank. The greater surroundings include Ala Moana Shopping Center, Ala Moana Beach Park, Convention Center, Ala Moana Boat Harbor and many restaurants and department stores.
Amenities
The amenities will stretch across two floors - 7th and 8th floor - which includes a two-story gym and a two-story residence lounge.
All outdoor amenities will be on the 7th floor and include a pool, hot tub, kid’s play area, lawn area, cabanas, putting green, massage rooms, spa area, saunas, steam rooms, cold plunge, a dog run and more. The interior amenities will also include event spaces and lounge areas.

Pricing
No indication on pricing yet. We speculate many units will be in the $1,400 to $1,800 per sf range. This would be somewhat comparable price per sf to
Hokua,
Alia,
Koula,
One Ala Moana and

Affordable Housing
There will not be any affordable housing units within the project. However, the developer will offer 101 affordable rentals in a different location, of which 87 of the 101 units are restricted to families earning up to 80% of the areas median income and the remaining 14 units families can earn up to 100% of the area median income.
The Neighborhood
Ala Moana, a world-renowned neighborhood, offers a unique blend of shopping, dining, and outdoor recreation. It is home to one of the world's largest open air malls,
Ala Moana Shopping Center, home to more than 350 shops, featuring luxury brands, a wide array of eateries and more. Just across the boulevard,
Ala Moana Beach Park provides a serene setting for swimming, paddleboarding, biking, and picnicking.
Magic Island, a popular spot for sunsets and fireworks, is part of this park. The
Ala Wai Yacht Harbor, Hawaii's largest, offers a glimpse into the boating scene and is the finish line for the
Los Angeles-Honolulu Trans Pacific race.
