Hotel Molokai is a beachfront property in Kaunakakai, its residences sitting as close as 20 yards from the ocean. All of the residential buildings are Polynesian-style designs with roofs that go down to the ground on both sides.
The studio and one bedroom condos’ interiors measure from 297 to 504 Sq Ft with one lanai exterior. Residences on the second floor have high ceilings and a storage loft area that some use as another sleeping space. Being a hotel project, you have kitchenettes or just the usual features of a hospitality property, ranging from a microwave & mini-fridge to those that also have a pair of countertop burners and a sink with a few cabinets.
Each unit has one unassigned, uncovered parking space to use. Ceiling fans are in the living areas and bedrooms to cool the interiors on the warmer days. An on-site coin laundry facility is available for residents and guests as well as laundry service. These buildings are all walk-ups, so there are no elevators in the complex.
A lobby building sits at the entrance which has the front desk in it along with an activity desk.
Most residences have peekaboo to partial ocean views, the hotel’s tropical trees & plants being the primary issue for sightlines.
Amenities & Things To Do The ‘hotel’ in the name should tell you that this property is geared to the leisure side of life. For example, beside the community pool is a stage where Hawaiian music and hula dancing performances are held regularly for you to enjoy.
There is also an oceanfront restaurant for easy dining out, which features live music and sunset views. You even have hammocks at the edge of the beach for relaxing fully as you watch the waves.
The sand on the beach itself is nice and relaxing as well, the waters often swimmable, though caution is needed due to the sometimes strong conditions.
When it’s time to get more active, you have the Mitchell Pauole Community Center just 1 ¾ miles west of you to use. A variety of recreation options are here, including baseball and soccer fields, two tennis/pickleball courts, a swimming pool, skateboard park and a gymnasium. The community center also provides classes in a variety of activities, including arts & crafts, yoga and fitness, as well as organized sports.
Over the past three years, there is 1 or more years with 0 condo sales in Hotel Molokai, which makes making a graph not very relevant. The graph above, therefore, represents all Kaunakakai condos, which provides a larger dataset and greater statistical significance for drawing meaningful conclusions.

We exclude Leasehold data from this market analysis because Leasehold properties do not compare with regular Fee Simple properties.
We use median instead of the average because it depicts more accurately a central tendency to the sample size. Example: Take 5 numbers - 3, 5, 7, 9, 21. The median is 7 (the middle number) and the average is 9 (sum of all divided by 5).
We count days on market from listing date through closing date.
