- Kapalua Bay Villas - Built in 1977, featuring oceanfront living in 141 single-level & 2-story townhome condos across 27 buildings, also 1 & 2 story. Residents here have 3 pools and 2 tennis courts to use. Vacation rentals allowed.
- Kapalua Golf Villas - Built in 1979. 186 single level 1 & 2BR units in 16 3-floor buildings. Some have both course & ocean views. Residents have 3 pools, recreation area and golf privileges. Vacation rentals allowed.
- Ritz-Carlton Residences Kapalua (formerly Ritz-Carlton Residential Suites) - Built in 1992. 84 single level 1 & 2BR units in North Wing of Resort. Most remodeled in 2017 by Philpotts Interiors. 5-star amenities including main & children’s pools, on-site restaurants, concierge, cabanas, spa & more. Vacation rentals allowed.
- Pailolo - Built in 2021 as workforce housing with Bay Course on 3 sides. Single level 1 & 2BR condos in 2-story buildings. 2 parking spaces per unit. Golf course & ocean views. BBQ area.
- Kapalua Ironwoods - Built in 1979. 40 2 & 3BR residences in 10 2-story buildings along Bay Course’s beachfront 5th hole. The gated community’s amenities include fitness center, heated pool, tennis courts, whirlpool spa and game room.
- Montage Residences on Kapalua Bay (formerly Ritz-Carlton Club & Residences) - Built in 2009. 56 3 & 4BR condos in 6 6-story buildings. Top resort lifestyle, including room service, concierge, valet parking & more. 3 pools, spa, on-site dining & more. Vacation rentals allowed.

The 2 championship golf courses are central to the district, the Plantation Course hosting the PGA’s ‘The Sentry’ Tournament every January. Tennis & pickleball players will find courts nearby also.
Hikers can take on the challenging 20+ mile Mahana Ridge Trail, while the more level Coastal Trail gives joggers and walkers an oceanside pleasure.
