About 80% of Kihei's residential real estate is condos. The remaining 20% are single-family homes.
Kihei’s coastline, with its miles of beaches, made the small town an immediate tourist destination after WWII. Most of the condominiums were built in the 1970s in order to accommodate both new residents and the increasing crowds of vacationers.

- Waiohuli Beach Hale - Built 1979. 52 1 & 2BR units in 4 2-story buildings. Public park area between complex & beach that has tennis & pickleball courts. Amenities include a 60 foot pool, BBQs, shuffleboard. Vacation rentals allowed.
- Loke Hale - Built in 1989. 4 units in a 2-story building. Covered lanai on every residence. Large green lawn area that slopes down to the water. Amenities include basement storage space.
- Hale Iliili - Built 1978. 4 2 - 3BR units in a 2-story building. Floor plans are larger than most in Kihei. Amenities include pool, hot tub, BBQ. Gated community. Vacation rentals allowed.
- Kamaole Nalu - Built in 1975. 36 2BR units in a 6-story building. All units are Leasehold. Lanai with ocean view in every unit. Amenities include pool, BBQs. Vacation rentals allowed.
- Kihei Surfside - Built in 1975. 83 1 - 2BR units in a 6-story building. Well tended green lawn area between building and the ocean. Amenities include pool, putting green, shuffleboard and BBQs. Vacation rentals allowed.
- Punahoa Beach Apts - Built in 1970. 15 Studio - 2BR units in a 4-story building. Quieter here due to being off of the main road, unlike most other oceanfront condos. Vacation rentals allowed.
- Hale Pau Hana - 1970, 80 1 - 3BR units in 3 buildings of different sizes. Bldg A is 7-story with 1 & 2BR condos. Bldg B stands 2-stories and has 12 1BR units. Bldg C is 3-stories, 2 floors with 16 1BR units and a 3BR Penthouse on the top. Live Hawaiian entertainment on Thursday evenings. Amenities include pool, BBQs. Vacation rentals allowed.
- Kamaole One - Built 1973. 12 2BR units in a 2-story building. Each condo has a direct view over the ocean. 1st floor units have 2 lanais, 2nd floor has railed decks. Amenities include covered parking and outdoor showers. Vacation rentals allowed.
- Mana Kai - Built in 1973. 98 2BR units in an 8-story building. Residences start on the 2nd story and 1BR can be used as a lock-off. Ocean views from every unit. Amenities include a pool, convenience store. Vacation rentals allowed.
- Hale Hui Kai - Built in 1972. 40 2BR units in 3 buildings. 1 4-story beachfront and 2 3-story buildings behind it. All condos have ocean views. Amenities include a beachfront pool. Vacation rentals allowed.
- Kihei Akahi - Built 1977. 240 Studio - 2BR units in 4 buildings that are all different in size & design. 2 are 2-story wood frame (‘A’ & ‘B’) and 2 are concrete, 1 6-story (‘C’) and 1 7-story (‘D’). Building A has 8 2BR, 2-story townhome units. B has 10 2BR, single-level condos. Building C holds 110 Studio - 2BR units and there are 112 Studio - 2BR condos in D. North Kihei - Waipuilani - Built in 1975. 42 1 & 2BR units in 3 3-story buildings. There is a grassy area between condos and the beach, used for recreation by residents. Amenities include heated pool and BBQ. 30 days minimum rental.

- Menehune Shores - Built 1976. 154 1 - 3 BR units in 1 6-story, U-shaped building. Located next to the Hawaiian Islands Humpback Whale National Marine Sanctuary and ancient Hawaiian Kalepolepo FishPond. Amenities include heated pool, BBQs, and rooftop lanai with full kitchen. - Kamaole Beach Royale - Built in 1974. 65 1 & 2BR units in a 7-story building. Higher floor condos facing S Kihei Rd have ocean & sunset views. Walk from home to both Kamaole I & II Beach Parks. Amenities include pool, jacuzzi, exercise room, BBQs & covered parking. Vacation rentals allowed.

- Kai Makani - Built in 2007. 112 units in 22 2-story buildings. Views of the ocean from some units. Sugar Beach sits just across S Kihei Rd from the complex. Amenities include pool, fitness center, clubhouse, BBQs.
- Koa Resort - Built 1980. 54 1 - 3BR units in 5 2-story buildings. 3BRs have lofts that house a bedroom. Easy walk to Keaka Beach. Amenities include pool, hot tub, 2 tennis courts, putting green, shuffleboard, BBQ. Vacation rentals allowed.

- Kihei Garden Estates - Built in 1979. 84 1 & 2BR units in 8 2-story buildings. 2BR/2BA floor plans have a 2nd bedroom in the loft area. Located a block from Waiohuli Beach. Amenities include a heated pool, party pavilion. Vacation rentals allowed.
Life in Kihei The 6 miles of Kihei’s coastline has about a dozen beaches, including the longest one on Maui, 2.5 miles, in Sugar Beach. There’s snorkeling, swimming and surfing spots to fit every skill level and the sands are prime seats for whale watching season.
The beach parks are also where you’ll find outlets for exercise and activity on land. The Kamaole Beach Loop is made for jogging or walking beside the water and there are 10 municipal tennis courts, 4 at Kalama Beach Park & 6 at Waipuilani Park.
Food is a local Hawaii passion, so you’ll find many restaurants and take-out places to try out. Delicious local dishes & seafood can be eaten in Nalu’s South Shore Grill or from the Kinaole Grill Food Truck.
There’s also the deceptive appearances of Miso Phat Sushi & Nutcharee’s Thai Food restaurants that look small, but the lines are always big.
