Hawaii’s Legislature passed the laws permitting condominium residences in 1961 and in 1964 Maui had their first one in the Maui Kaanapali Villas.

Today, Maui holds close to 300 condominiums, 90% of them located in South and West Maui, which is no surprise since these are the centers of the island's tourism industry. 

Maui's 5 Major Condo Areas

Kihei
  • Kihei was a very small community into the late 1960’s, but the opening of its first condominium, the Hale Kai O Kihei, in 1969 was a sign of change.
     
  • There are now about 50 condominiums, but despite the ballooning number of properties and population, the town has kept its 'no hurry' way of life.
     
  • The top end of condos in Kiehei include the Royal Muaian & Mana Kai, both oceanfront, and the freestanding residences at the Hokulani Golf Villas. Lower, medium-level listings available are the Villas at Kenolio, Maui Vista and the Maui Banyan.
     
  • The central Kamaole Beach Park is actually 3 beaches – Kam I, II & III – that each have their own feel in the sands and the waters. Kihei’s Sugar Beach is the longest continuous span of sands on Maui, made for oceanside strolls or laying out in peace and quiet.
     
  • Golfers can tee off at Maui Nui Golf Club, a Golf Advisor’s ‘Best Hawaii Golf Courses’ list maker, or try Wailea’s 3 scenic, but challenging courses just down the road.
     
  • Kihei has 10 public tennis courts, some of them lighted. The Wailea Tennis Club has lessons, clinics, league play & more on its 9 courts, including a Stadium Court.

Wailea & Makena
  • Wailea & Makena are both resort communities created on formerly agricultural land starting in the 1960s.
     
  • Wailea Ekahi, in 1978, was the first condo built in Wailea, followed in 1982 by Makena’s first in its Polo Beach Club. Today, Wailea has 14 condominiums and Makena 4, the majority only 2 – 3 stories.
     
  • Although both resort communities, there is a distinction between them. Wailea is a master planned community, developed on one tract of land from the beginning of the project. Makena’s properties were sold at different times to different developers, which resulted in a more spaced out, open feel to this area.
     
  • The range starts with the luxury residences of, in Wailea, Wailea Point, Hoolei, Andaz Residences, Wailea Beach Villas and, in Makena, Makena Surf. More affordable listings can be found in Grand Champions, Palms at Wailea, Wailea Ekahi and Wailea Fairway Villas.
     
  • 15 different beaches, with choices like Wailea Beach, a holder of the ‘Best Beach in America’ title, Big Beach (Makena Beach), a local favorite that deserves its name, and Keawakapu Beach, with perfect sands & great waters to play in, protected by an artificial reef.
     
  • 3 courses in Wailea that include the Robert Trent Jones Jr. designed Emerald Course, a repeat #1 on Golf Advisor’s ‘Top Hawaii Courses’ list and the Blue Course, which has hosted pro tournaments over the years.
     
  • Wailea Tennis Club holds 10 pickleball courts and 9 tennis courts, 1 of which is a Stadium Court (capacity 1,000). It also holds a popular annual Tennis Fantasy Camp featuring famous names.
     
Kaanapali
  • The 1st master-planned resort community in Hawaii also had the 1st condominium on Maui, opening Maui Kaanapali Villas in 1964. Today there are 14 condominiums.
     
  • While it has the low-rise, townhome & standalone units like Maui’s other resort communities, only Kaanapali has multiple high-rise condo properties.
     
  • It also stands out in its range of residences, from the resort hotel lifestyle of Honua Kai to the vintage tropical bungalows in the International Club Colony. Its price points tend to be lower than the other, later resort communities.
     
  • The most exclusive properties are in Honua Kai, Kaanapali Alii, Mahana at Kaanapali, with the oceanfront Kaanapali Shores and Maui Kai offering lower price points.
     
  • Many residents start their day walking or jogging the Kaanapali Beach Walk, stopping at one of  the eateries along the way for breakfast.
     
  • Kaanapali Beach spans the entire 3 mile coastline here, renowned for being named ‘Best Beach in America’. Plenty of snorkeling, swimming and surfing spots to try out on its span.
     
  • 2 golf courses – Royal Kaanapali is the more challenging. Designed by Robert Trent Jones, Sr., it has hosted several PGA events. Kaanapali Kai has shorter holes, but tighter fairways, requiring less power and more planning to your game.
     
  • The Royal Lahaina Tennis Ranch features 11 courts, one a Stadium Court. Several have lights and both lessons and competitive programs are year-round.
     
Napili, Kahana & Honokowai
  • The first condominium in this area, Alaeloa, opened in 1965, with many more following since.
     
  • These 3 communities are very different from Kaanapali & Kapalua, which they sit between. These are not master-planned communities, instead more the typical, but still tourism-centered, Maui.
     
  • There are some mid & high-rise buildings, but most condos are just 2 or 3 stories. In addition, there are at least 38 oceanfront condominiums here, more than probably anywhere else on the Island.
     
  • The most exclusive condo residences here are all oceanfront - Sands of Kahana, Royal Kahana, Makani Sands and Napili Point. Even lower priced residences here, like the Napili Villas, Villas at Kahana Ridge and Kahana Villa, sit near the ocean.
     
  • Honokowai Beach Park is made for family outings with its BBQs, playgrounds & calmer wading areas for little ones. Napili Beach has kid-friendly waters, too, plus a lot of fish & even turtles, so bring the snorkeling gear.
     
  • Excellent golf courses in nearby Kapalua & Kaanapali, the standouts being the Royal Kaanapali, Robert Trent Jones, Sr., and the Plantation Course, designed by Ben Crenshaw & Bill Coore.
     
Kapalua
  • This master planned resort community broke ground in 1975, later than its counterparts. Its first condominium, the Kapalua Bay Villas, was added in 1977. Today, it is a main contender for being the premier resort community on Maui.
     
  • Kapalua is almost at the top of West Maui’s coastline, with no towns or development to the north, bringing the calm that comes with being outside the traffic routes.
     
  • The 8 condominiums here are predominantly 2 to 3 stories and every complex has ocean views from at least some, if not all, of its units.
     
  • The Montage Residences & Ritz-Carlton Residences both offer living in 5-star resorts, with access to all guest amenities. Coconut Grove & Kapalua Ironwoods are higher-end luxury condos as well, in purely residential properties. Kapalua Ridge and the Kapalua Golf Villas are entry points for this exclusive community.
     
  • 5 bays in Kapalua, including Kapalua Bay Beach, a ‘Best Beach in America’ title holder, but head to D.T. Fleming for the bigger waves if you’re a surfer or bodyboarder.
     
  • 2 golf courses here, both have hosted PGA & major pro tournaments – The Plantation Course, designed by Ben Crenshaw and Bill Coore, and Kapalua Bay Course,  Arnold Palmer and Frances Duane.
     
  • Owners can join the Kapalua Club & get access to lap pool, saunas, fitness center, the Spa Montage, the Beach Club at Montage Residences and other amenities.
     
Other areas on Maui with a good number of condos are Maalaea, Wailuku and Kahului.
