Kaliu Kakaako | New Luxury Condo

Profile
Kaliu is a new luxury condo coming to Honolulu’s Our Kakaako district. The project will be 400 feet tall  - the same height as most other Kakaako condos -  located on a 2.4 acres lot ( combination of 7 lots), bordered by Ala Moana Blvd (south), Coral St (west), Auahi St (north) and Cooke St (east).

 

The project will be a mix of 1 to 3 bedrooms, total 294 units, located from the 7th through 39th floor. All units will have 9 feet ceiling height; the top 2 or 3 floors will have 10 feet.

 

The showroom displays high quality finishes, including a high-end kitchen cabinetry line from Studio Becker and Miele appliances.

 

There will be 4 elevators plus 1 additional elevator, which is for the exclusive use of the prime south facing 3 bedroom stack - elevator will open directly to the unit and in the lobby the elevator will have its own private area away from other elevators. Project will not have any service elevators.

 

All 2 and 3 bedroom residences will come with 2 parking stalls and the 1 bedroom units will have 1 stall; the largest 1 bedroom stack may get 2 stalls. No tandem stalls. In total 515 residential parking stalls and an additional 30 guest parking stalls. Parking stalls run from the 1st to 5th floor. Most residential stalls will be on the 3rd through 5th floor.

 


 


Floor Plans
Kaliu will have a mix of 1, 2 & 3 bedroom residences in a tower. There will not be a separate podium (low-rise structure) that many new projects have. The 7th through 36th floor will have the floor plate shown below, with 9 units per floor. From the 37th to 39th floor there may be some combo units. Also, from 27th to 37th floor there may be an option to combine the D & F stack to create a 3 bedroom, which would be about 1,600 sf. Only the A and B stacks will have a lanai.

Pricing
No details on pricing have been released, but we speculate most units at Kaliu will be priced in the $1,250 to $2,000 per sq ft range with the 09 stack 1BR being lowest priced and the prime 3BR south facing 01 stack being the most expensive.

 


Storage
As is common with most new projects, this will be offered at a later stage - pricing typically not released before sales begin. The storage will be located in the parking structure, predominantly in the corners. 

 


 


The People
Developer: ProsPac Holdings - a Honolulu based real investment / development firm, established in 2016. Also the developer of Azure Ala Moana.
Architect: Design Partners Inc.

 


Commercial Space
40,000 sq ft of ground level, wrapping around Kaliu on north, east and west side. There will be space for 2 tenants with one of the spaces being substantially larger than the other. We speculate possibly the anchor tenant may be a grocery store of some sort. 

 


 


Our Kakaako
Kaliu is part of Our Kakaako, which is a 29 acre, 9 block, master planned community on land owned by Kamehameha Schools being redeveloped with a mix of low- and high-rise structures, various shopping options and open spaces for gathering among other things. Kamehameha Schools is teaming up with different developers for the different projects.

 

To date, a number of projects have been completed as part of what is considered Phase 1, including condo projects:
The Collection: Block E. High-end. Completed 2016.
Keauhou Place: Block A. Mid-range / high-end. Completed: 2017.
400 Keawe: Block B. Mid-range. Completed: 2016.

 

Phase 2 will include 5 additional condo projects, which, besides Kaliu, include:
Alia: Block I. Luxury - almost sold out and construction underway.
Kahuine: Block C. Market Rate & Affordable - coming soon.
TBD: Block D. We anticipate affordable. No specific details yet.
TBD: Block H. We anticipate luxury. No specific details yet.
