The Ritz-Carlton Residences, Waikiki Beach - as the official name goes - is a 2 tower condo hotel project, units individually owned, located in Waikiki, built in 2016 (Tower 1) and 2018 (Tower 2). There is only one other luxury condo hotel in Waikiki,
Trump Tower Waikiki, and all other
condo hotels are older buildings and overall only a very number of condos are allowed to do short-term renting, as you can see in our
Condo Hotel Guide.
Although Ritz-Carlton Waikiki allows short-term vacation renting, just like a hotel, owners can't freely select any property manager of their choice or, for that matter, self-manage their unit. Owners must place their unit in the hotel front desk pool or use one of very few select preferred vendors (list changes from time to time and options are typically very limited, if any at all). Such preferred vendors likely won't be able to 'outperform' the hotel operation (in terms of revenue paid to the owner); understandably it is possibly in the hotel operator's interest to ensure they are not 'outperformed'. Also, being in the hotel rental program, owners are exposed to a fixed 'Resort Operating Charge' which is substantial - amount varies depending on unit size and type - and this amount is charged whether rented out, vacant or owner is using unit. Therefore, if an owner will be using for a significant amount of time every year, it may make sense to leave vacant, when not using, and
reclassify to Residential Use whereby the
property tax classification would change.
NOTE: If an owner wants to rent their out to a tenant for a 1 year lease term or longer, then the owner may select any property manager of their choice.
Good to Know Check-in: Takes place in the Ewa Tower 8th floor main lobby, which connects directly to the Diamond Head Tower.
Storage: Owners are allowed to store - outside their unit - 2 golf bags and 1 box with dimensions 30.8(L) x 20.3(H) x 14.5(W).
Ocean Views: Most units face ocean, with ocean views, except a small number of corner units.
Tower Heights: Both towers are 350 ft tall.
Kitchen: Miele appliances, walnut kitchen cabinetry and marble countertops.

Ceiling height: Deluxe & Grand Levels = 8ft 4inches, Premier Levels = 9ft, Penthouse Levels (37-38F) = 19ft living room (for some units).
Parking: Located on 3rd to 6th floor. There are no assigned parking stalls for any of the units. However, tenants can rent a stall during their stay and owners can use parking free of charge during their stay, valet style only (no self parking).
The Lots: The project was developed by combining a total of 5 separate lots.
Mail: Although the 2 towers have different addresses, for mail purposes, Tower 1's address - 383 Kalaimoku St - will also be used for Tower 2 residences.
Amenities 2 swimming pools: 74ft lap pool in the west tower (7th floor) and a family oriented pool in the east tower (8th floor), which is considered 1 pool, but actually divided in to 2 pools.
Spa: 8th floor in West Tower, managed by Ritz-Carlton.
Fitness / Gym: 6th floor in Ewa Tower - access by elevator or staircase by west tower pool.
Kid’s play area: Diamond Head Tower.
Media Room: Diamond Head Tower.
Dean & Deluca coffee shop: Located in Ewa Tower ground level.
Grocery Store: On the ground level in the Diamond Head Tower.
Penthouses Across both towers are some of Honolulu's finest Penthouse residences, including some with 25 ft ceiling heights in the living room, private rooftop deck, hot tub, plunge pool and BBQ - it is spectacular.
