Additional Inspections in a Real Estate Transaction

Today, we’re going to talk about additional inspections. In a separate segment we talked about the professional home inspection, and we talked about the termite inspection. But, depending on the nature of the property, additional inspections might be prudent.

Sometimes it’s good to get a second opinion from a qualified, specialized professional. That could be an electrician, a plumber, an appliance repair service, a roofer, a mold inspector, a structural engineer, a soils engineer, chemical labs, cesspool professionals, and some others, several others. We’ve had transactions involving tap water testing, lead paint testing, asbestos testing, sewer line video inspections. That’s where they actually put a camera down the sewer line to see the condition of the sewer line, and more.

In one case, we represented a buyer that bought a house that was brand new construction. The developer built several homes and we had some concerns about the roof, so we hired a roofer for a second opinion. The roofer confirmed that there was inadequate ventilation in the attic space. We made the developer put in solar ventilation fans into the roof. So, it’s good to get a second opinion.

So, you can see there are many issues to consider when purchasing a property regardless how old or how new the house is, but remember all inspections and all second opinions need to be completed within the home inspection contingency time period. If the buyer wants to cancel, he needs to cancel in writing within that home inspection contingency time period. If the buyer doesn’t cancel within that specified time period and that’s usually 10 to 15 days as of the acceptance date, if he doesn’t cancel within that time period, the buyer will have waived his right to cancel the contract.
