Kohanaiki (or Shores of Kohanaiki) is a 450-acre, oceanfront master-planned community, opened in 2013. This is purely a members-only residential project with 5-star amenities. There are no resort properties and rentals are not allowed. In addition to the cost of the home, owners pay a buy-in fee as well as annual dues.
Kohanaiki Communities- Hale Maia - Built in 2015, 2016. 20 3 - 5BR, 2-story townhome units in 10 2-story buildings. The 4 & 5BR floor plans have a separate 1BR/1BA ohana unit. Some townhomes overlook the golf course fairway and many have ocean views.
- Ohi Kai - Built in 2022. 18 single-story, 3 & 4BR homes organized as a condominium. Complex sits along the 10th fairway of the golf course. Residences have mountain and golf course views.
- Hale Alani - Built in 2019. 48 3 - 5BR, single-level units in 42 single-story buildings. Mix of duplex and standalone homes. All residences have their own private pool & spa with large covered lanais. Community surrounded by 7th & 8th holes of the golf course.
- Hale Hinahina - Built in 2022. 24 3 - 6BR, 2-story townhomes in 12 duplex buildings. Interiors between 2.25K & 3.4K Sq Ft. Community lines the 7th fairway. Every residence has its own private pool & spa, as well as a yard. Certain townhomes have a separate Ohana Unit over the garage as well. Ocean views from some properties.
Kohanaiki Homes The single-family homes are all designed in a modern tropical style by partner-architects
Zak Architecture,
Jim McLaughlin and
Warren Sunnland. Lots range from 11K Sq Ft to 1.2 acres, with 1 & 2-story homes of 3 - 6BRs, with some vacant homesites still available.
The sites are a mix, many fronting the fairways of Kohanaiki Golf Course with others fronting, or sitting very near, the ocean. The majority have a view of the Pacific and their own pool, spa and, for some, a separate guest cottage.
New homes and homesites are still being developed and released periodically.
Things To Do in Kohanaiki The options are many as a Kohanaiki resident, but the center of community life is the 67K Sq Ft clubhouse, which holds:

- Fitness Center, with full staff of personal trainers, fitness coaches & yoga teachers
- Infinity Pool
- Spa
- Wine Storage
- Microbrewery
- Cigar & Poker Room

There is also a 2nd pool fronting the beach with nearby hot and cold plunges.
A sports complex is always available with tennis & pickleball courts, a basketball court, batting cage, putting green and a playground for the kids.
Any special beach & ocean outings/activities can be created and arranged by the community’s Adventure Team. Surfing or stand up paddling lessons, snorkeling, diving and deep sea fishing trips, they handle all the details and equipment. The Team has a 39-foot boat and an outrigger canoe for use on the water.
They also hold events regularly for the entire community, like outdoor movie nights, wine tastings and poker tournaments. The calendar is a busy one here.
Golf Kohanaiki Golf Course – Designed by Rees Jones. Known for 4 holes along the ocean with stretches of lava rock that players must play over. The 14th green is an ‘island’, surrounded by volcanic rock. Course is exceptionally maintained. Members only.
Hikes Mamalahoa Trail – 5 miles roundtrip. A scenic and historic hike that starts at the south end of the Kohanaiki Beach Park. The Trail goes into the Kaloko-Honokohau National Historic Park and then onto the Ala Kahakai trail along the coastline. A large portion is over lava fields so wear good shoes and sun protection.
Beaches Kohanaiki Beach Park (aka Pine Trees Beach) – Waves can always be found here, so surfers come to this beach regularly. Those same breaks make it not the best place for swimmers at times, but tidal pools are there for wading. It is, though, a main local gathering place for barbecuing with friends/family, enjoying the ocean scenery and taking in the sunset.
Tennis Kohanaiki Tennis Facility – There are 2 tennis courts that are open to members only. The facility offers regular clinics and lessons with a full-time pro.
Dining Both of
Kohanaiki’s 2 restaurants revise their menu every other week. So each week, one of them has something new to try. At least part of your meals come from the community’s organic farm.
- Konane – Found inside the Clubhouse, it is a Sushi Bar that also serves different styles & cuts of steak in the main dining area. Looks out to the ocean, with a wrap-around lanai for dining outside. The more formal of the 2 restaurants.
- Beach Restaurant – Hawaiian regional cuisine. Located at the Beach Club, it offers oceanfront dining in a building that is open on all sides, giving every seat an ocean view.
History of Kohanaiki This area Kona has a deep history, the Ancient Hawaiians drawn by the excellent shoreline fishing, later producing salt here as well for their own use and for trade. Many traces of these first residents have been found on the lands here, including carved petroglyphs that can be seen in many places.
Life here remained consistent until the mid-1800s, when the plantation economy started to form. This shift prompted many Hawaiians to move from the coastline to inland areas.
They did not want to work on the plantations, so they now began to farm crops themselves that could be sold. In addition, growing towns, such as Kailua-Kona, offered new job & financial opportunities, drawing other segments of the population away.
Like other areas of North Kona, the 20th Century saw little activity here and only a few called it home. It was not until 1997 that the property was first acquired to be developed into the membership community it has become.
2013 saw the opening of Kohanaiki, the 1st 75 lots put up for sale to new residents, with development still going on today to complete the vision.
