Block D is a proposed ultra-luxury condo, to be located on a prime 1.8 acre lot in
Ward Village along Ala Moana Blvd, currently occupied by
Ward Centre. The project - Block D - does not have a name yet.
Ward Village Master Plan - Block D & E Highlighted.
Proposed Location of Block D, Block E and Diamond Head Park Plaza.
It is expected to be completed in conjunction with
Block E, as the 12th & 13th Tower in Ward Village - next to each other - harmonizing with similar design elements & characteristics. The 14th and last tower expected, to complete the Ward Village master plan, is
Mahana Ward Village.
It is widely anticipated Block D will become the 2nd most expensive tower in Ward Village, only surpassed by its 'neighbor', Block E, and we speculate the
average price per ft² may likely be higher than
Waiea, but possibly a bit less than
Park Lane.

In Brief
The Tower
Block D will have a total of 242 residential units - 79 x 1 Bedrooms; 98 x 2 Bedrooms; 62 x 3 Bedrooms and 3 x 4 Bedrooms - located from the 7th to 35th floor in the tower, which will be 400 feet tall, just like all other condos in Ward Village, and set 75 ft back from Ala Moana Blvd.
These data points indicate:
1) Most floors - a standard floor - will likely have 9 units.
2) Built out ceiling height is likely somewhere around 9' 6" for most floors. The 32nd & 35th floor appear to have 2' 8" more ceiling height and the 33rd & 34th floor appear to have about 6" more ceiling height.
The Tower, which will have 3 residential elevators and 1 service elevator, will be built in an L shape to optimize ocean views for as many units as possible - see general floor plate shape below.
Block D - General Floor Plate
Most units will not have usable balconies - only Juliet style - except the 32nd to 35th floor, which all come with large usable balconies.
The Podium
A 5 story, 65 ft tall, structure wrapping around the tower - will serve as the parking structure with 452 residential stalls, 2nd to 5th floor, and 25 guest stalls, ground level, with vehicle access from Auahi St. Additionally, there will be storage space and 60 bicycle stalls inside the structure.
The Podium's rooftop will hold Block D's outdoor amenities and on the ground level there will be about 8,000 ft² of commercial space, facing Auahi St on opposite ends of the Block D lot, as one can see highlighted in red on the drawing here. There will not be any commercial parking stalls on site.
The podium will have a 15 ft set back along both Auahi St and Ala Moana Blvd and we anticipate, along Auahi St, wide sidewalks, shade trees and landscaping.
Diamond Head Plaza
Diamond Head Park Plaza will be located adjacent to Block D, and will have more than 36,000 ft² of open space that includes grass lawns, landscaped walkways, shaded seating areas and a kids play area. The location is the
east corner of Kamakee St and Ala Moana Blvd, which is the opposite corner of the
historic IBM building, which was preserved and will stay even after Block D & E are developed.

Amenities
Block D - Amenity Deck Map.
The amenity deck will be located on the 6th floor, looking over Block E's 5th floor deck, and will have about 41,800 ft² of outdoor space and 15,100 ft² of indoor space. We don't have details of all amenities at this stage, but it appears there will be a lap pool, a family pool, a hot tub, fitness room, locker rooms, spa, multipurpose rooms, lounge and BBQ cabanas.
There will also be 4 guest suites on 6th floor.
Timetable
It is very hard to set a timetable and decisions rely heavily on sales and market trends. However, as of writing, it is anticipated a permit application may be submitted mid 2024 and construction to commence late 2025 - again, subject to market conditions. This means, Block E, could possibly be completed by late 2028 (our speculation).
